Rate is per night for up to 2 adults and 2 kids, additional guests pay 35€ per night.
Additional cleaning and laundry fee: 180€.
Minimum stay July and August: 7 nights with check-in and check-out on Saturday. Minimum stay rest of the year: 3 nights.
Rate for photo shootings on request.
Included in the price are bath towels, pool towels, bed linen, Wifi, AC, wood for pizza oven or fire place, Rowse amenities, hair dryer. There is no TV but a monitor to which you can connect your notebook to watch movies. There are bluetooth music speakers inside the house and for the pool area.

Please note that we do not accept inquiries more than one year in advance.
Conditions
Payment
50% of the total to be paid after booking by bank transfer.
Final balance to be paid 14 days before arrival.
The cleaning fee of 180 € will be added to the bill.
Care & Trust
We don´t ask for a damage deposit but trust that you inform us in case of any damage. We will send you an invoice of the cost of repair or replacement.
Please note that the house is equipped with valuable and personal items. We trust that you appreciate this and take good care.
Cancellation
If there is an emergency reason for the cancellation we will try to find a good solution, e.g. a substitute booking so that only minimal costs apply.
In general the following rules apply:
Guests will receive a full refund if the booking is cancelled at least 90 days before the first day of the booked stay.
If the guests cancel 60 days before the start of the stay, they will receive a 50% refund, if cancelled 30 days before a 25% refund. If they cancel within 30 days of the start of the stay, no refund will be given.
Check-in and -out
Check-in from 4pm.
Check-out at 10am.
Pets
We welcome well behaved dogs. Additonal cleaning fee of 20 €.
Rules
Skateboarding at your own risk and with protection gear.
Pool usage at your own risk.
There are open stairs to the second level and terraces. Small children need to be supervised. Usage at your own risk.
No loud parties after midnight.
Always take care of fire hazard when using the BBQ, pizza oven or smoking. Smoking only allowed outside, using ash trays.
Please use water and electricity consciously.
Trash to be separated and disposed in the municipal waste containers.
